How do I access the Owner Portal?

A: Click Portal → Owner Portal on our website. First-time users receive an email invite to activate their account — check spam for “Owner Portal Activation.” After setup, you can view statements, download reports and 1099s, approve estimates, update ACH details, and message our team.

Our management fee is 8% of collected rent. That includes professional marketing, screening, lease execution, and move-in coordination. No junk fees.

Comprehensive background checks, credit reports, income and employment verification, and rental history reviews for every applicant to minimize risk and protect your property.

We coordinate with licensed, insured local vendors. Requests are prioritized by urgency, owners are notified before major repairs, and we focus on cost-effective, long-term solutions.

You’ll receive detailed monthly statements and immediate updates on any significant issues. You also have 24/7 access to our secure Owner Portal.

We document the home at move-in and move-out, perform a minimum annual interior inspection, and complete periodic exterior drive-bys throughout the year in Las Vegas and Henderson. For added assurance—or if risk indicators arise (e.g., repeated maintenance calls)—we’ll schedule a mid-lease interior checkup (about every 6 months).
All inspections are RentCheck-powered, using standardized checklists and photo-rich reports for clear documentation. Each visit’s findings are posted to your owner portal. Inspections are conducted with proper notice under Nevada law.

We disburse owner proceeds each month between the 10th and 15th, after rents clear and any approved invoices are posted. Your monthly owner statement is issued during the same window.
Note: ACH posting times vary by bank (typically 1–2 business days). Weekends and bank holidays may shift the final posting date.

 If you receive an HOA violation notice, simply forward it to us and we handle it from there. We notify the tenant of the violation and the required cure deadline. If the tenant fails to resolve it within the given timeframe, we dispatch a vendor to cure the violation and charge the tenant accordingly — before any fines or fees can be assessed by the HOA. You stay protected, we handle the headache.

For Tenants / Residents

How do I set up and use my Resident Portal?

You will receive an email invite to activate your Resident Portal upon move-in. Through the portal you can pay rent online, submit maintenance requests, view your lease, and message our team.

Find the home on our website’s Listings page and click Apply Now. You’ll complete the application in our AppFolio portal. Every adult 18+ must submit a separate application. Please be ready to upload: a government-issued IDproof of income (recent pay stubs or offer letter; self-employed can use tax returns/bank statements), and landlord contact info. An application fee (shown on the listing) is required to run background/credit screening. Most complete applications are processed in 1–3 business days. Homes remain on the market until the lease is signed and the security deposit is received.

We follow a consistent screening process—always compliant with Fair Housing laws and Nevada regulations. In general, strong applicants meet most of the following:

  • Income: Verifiable ~3x monthly rent (combined for all adults, if applicable).

  • Credit: Overall positive history with no open bankruptcies; limited recent delinquencies.

  • Rental history: Positive landlord references and no prior evictions.

  • Background check: Reviewed in line with applicable law with an individualized assessment.

  • Occupancy limits: Per local housing/code guidelines.

  • Pets: Vary by property; some homes have breed/size limits or pet deposits. Assistance animals are welcome per law.

  • Renter’s insurance: May be required; proof prior to move-in.

  • Co-signers/Guarantors: Considered case-by-case and must meet stronger criteria.
    Note: Meeting minimum criteria does not guarantee approval. In some cases, conditional approvals may be offered (e.g., higher deposit). Requirements can vary by property; check each listing.

Rent is paid through your Resident Portal. We offer several convenient payment options:
   • eCheck (ACH) — Free, direct withdrawal from your bank account
   • Credit Card — A small transaction fee applies
   • Debit Card — A flat fee applies
   • Electronic Cash Payment (PaySlip) — Prefer to pay in cash? No problem. Request a Cash PaySlip through your Resident Portal and take it to any CVS, 7-Eleven, Walmart, or Ace Cash Express. The cashier scans the barcode and your payment is recorded directly to your account. A small processing fee applies per transaction.

Submit requests 24/7 in your portal (photos/video encouraged). Emergencies are prioritized immediately for safety and prevention.

Pet policies vary by property and are set by the owner. All pets, animals, and assistance animals must be registered through PetScreening before move-in. Tenants will need to complete a pet profile at petscreening.com, which helps determine pet approval and any applicable pet rent. Each listing will clearly indicate whether pets are accepted.
